Investor interest in Dholera land from the Delhi NCR region is showing a noticeable rise, driven by increasing confidence in Dholera’s long-term infrastructure planning and consistent government-led development progress.
Real estate consultants report a growing number of enquiries from Delhi NCR–based investors who are closely tracking infrastructure milestones in Dholera Smart City and the Dholera Special Investment Region (SIR). Many investors view Dholera as a long-term opportunity supported by structured planning under the Delhi–Mumbai Industrial Corridor (DMIC) initiative.
Progress on major infrastructure projects has played a key role in strengthening investor sentiment. Developments such as the Ahmedabad–Dholera Expressway, internal road networks, activation zone infrastructure, proposed rail connectivity, and the upcoming Dholera International Airport have reinforced confidence in project execution.
Investors are particularly interested in land parcels aligned with industrial, logistics, warehousing, and mixed-use development. Announcements related to semiconductor manufacturing, data centers, renewable energy projects, and global investment interest have further strengthened expectations of employment generation and future urban demand.
Market analysts note that clear zoning regulations, phased development, and strong policy backing have helped reduce uncertainty and speculative risk. As visible progress continues and early projects move closer to completion, Dholera is increasingly being viewed as a strategic investment destination rather than a speculative land market.
With infrastructure development advancing steadily, investor interest from outside Gujarat is expected to continue rising. Experts believe Delhi NCR will remain a significant source of long-term investment inflows, supporting Dholera’s emergence as a key smart city and industrial growth hub.
