Dholera, Gujarat — Greenfield cities such as Dholera Special Investment Region (SIR), GIFT City in Gujarat, and Palakkad Industrial Smart City in Kerala are emerging as major investment destinations in 2026, driven by structured urban planning, modern infrastructure, and strong industrial growth prospects.

Among these, Dholera SIR has gained significant attention from domestic and international investors due to its planned smart city framework, large-scale industrial zoning, and strategic location along the Delhi–Mumbai Industrial Corridor (DMIC). Designed as India’s first greenfield smart city, Dholera offers plug-and-play infrastructure, integrated utilities, and digital governance systems, making it attractive for manufacturing, electronics, renewable energy, and high-tech industries.

Experts note that greenfield cities offer long-term advantages over congested urban centers, including better land availability, scalable infrastructure, sustainability-focused planning, and efficient regulatory frameworks. Government-backed development agencies and national industrial corridors have further strengthened investor confidence by ensuring timely infrastructure delivery and policy stability.

With growing emphasis on smart manufacturing, digital infrastructure, clean energy, and sustainable urban development, greenfield cities like Dholera are expected to play a central role in India’s economic and industrial growth in the coming years.
