Land values across Dholera Special Investment Region (SIR) have witnessed a sharp and sustained rise over the last ten years, with prices increasing almost 10 times compared to early valuation levels. This surge is widely attributed to the steady rollout of large-scale infrastructure projects and the city’s transition from a long-term vision to visible, on-ground development.
In the early years, investor interest in Dholera was largely speculative, driven by future projections linked to the Delhi–Mumbai Industrial Corridor (DMIC). However, recent years have marked a clear shift toward infrastructure-led value appreciation, as critical connectivity and utility projects move closer to completion.
Key infrastructure milestones such as the Ahmedabad–Dholera Expressway, progress on the Dholera International Airport, activation of internal road networks, and availability of water and power infrastructure have significantly strengthened market confidence. These developments have reduced uncertainty and repositioned Dholera as a functional and investment-ready smart city.
The rise in land prices has been particularly noticeable in areas close to the Activation Zone, expressway interchanges, and planned industrial clusters. Investors are increasingly prioritizing proximity to infrastructure corridors, industrial zones, and future employment centers rather than purely speculative locations.
Industrial announcements, including semiconductor manufacturing projects, data centers, logistics hubs, and renewable energy installations, have further reinforced land value growth. These projects are expected to generate long-term employment and economic activity, supporting sustainable demand for both industrial and residential land.
Real estate experts note that Dholera’s land appreciation trend is distinct from short-term market cycles, as it is anchored in government-backed planning, phased development, and institutional investment rather than unregulated expansion. This has attracted a new category of investors focused on medium- to long-term value creation.
As infrastructure execution continues and operational milestones are achieved, analysts believe land prices in Dholera SIR may continue to see gradual appreciation, though at a more stable and maturity-driven pace.
